Most of the corridor’s last decade of growth has gone into high-rise residential stock, chasing the same IT-led demand from Koramangala, HSR Layout, and Whitefield — which has made land parcels large enough for genuine villa communities increasingly scarce. Modern Spaaces has built more of its portfolio in this specific format, on this specific stretch of road, than most developers active in the corridor.

Why Sarjapur Road Has Become Bangalore's Villa Corridor

It’s worth understanding why this specific stretch of road keeps attracting villa developments, rather than taking that as a given. Three things are doing most of the work.

Land availability at scale. Genuine villa communities need contiguous land parcels in the 25–50 acre range to make the economics of low-density living work — something that’s become nearly impossible to find inside Bangalore’s core, but still exists on the city’s outer growth corridors. Sarjapur Road, particularly the stretch running toward Kada Agrahara, Kommasandra, and Sompura Gate, still has that kind of land available.

Employment access without core-city density. The corridor sits within practical commuting distance of Electronic City, Whitefield, the Outer Ring Road tech belt, Bellandur, and Marathahalli, without asking a villa buyer to live inside the traffic density of those employment hubs directly. That combination  job access plus lower residential density is specifically what villa buyers are looking for, and it’s genuinely hard to find elsewhere on the East Bangalore map.

Social infrastructure that’s matured past “developing area” status. A decade ago, this stretch of Sarjapur Road was mostly agricultural land with a scattering of gated layouts. Today, it has a real density of CBSE and international schools, multi-speciality hospitals, and organised retail  meaning a villa purchase here no longer comes with the trade-off of driving 40 minutes for a hospital visit or a school run.

None of this is unique to Modern Spaaces’ projects specifically  it’s the reason the whole corridor has multiple villa developers active in it. But it’s the honest context for why three of our own projects have landed here rather than elsewhere.

Our newest villa launch, URBAN OASIS by Modern Spaaces, is a 34-acre gated community of 408 exclusive 4 BHK villas off Sarjapur Road, near Kada Agrahara. Each villa is a full G+3 structure with its own private elevator, three dedicated car parks, two separate living/family areas, and a private terrace  the kind of independence that’s genuinely rare to find at this scale in a single project. Bedrooms come with attached bathrooms, plus two additional powder bathrooms for guests, and every villa sits on a 1,500 sq. ft. plot with roughly 4,000 sq. ft. of super built-up area.

At roughly 12–13 villas per acre, Urban Oasis runs at a noticeably lower density than many comparable villa launches on this corridor, which typically push closer to 18–20 units per acre. That’s what allows for two full clubhouses rather than one shared facility a Sports Clubhouse built around active recreation and courts, and a Social & Lifestyle Clubhouse for events and everyday gathering along with genuine green buffers between rows of homes rather than decorative planter strips.

Soulace by Modern Spaaces — Villas Under Construction

Currently under construction on 26.5 acres at Sompura Gate, off Sarjapur Road, Soulace by Modern Spaaces offers 266 villas across two configurations: a Type A villa with an 1,809 sq. ft. plot and 3,387 sq. ft. of villa area, and a larger Type B villa with a 2,325 sq. ft. plot and 4,235 sq. ft. of villa area, in 4 and 5 BHK layouts.

Construction uses Mivan formwork technology paired with Italian marble flooring, and each villa draws on rooftop solar panels for a portion of its power needs — a genuinely useful detail for buyers thinking about long-term running costs, not just upfront price. Soulace holds both RERA and BMRDA approval, which matters more than it might seem: BMRDA approval specifically confirms the layout complies with regional development authority norms, on top of the standard RERA disclosures around timelines and escrow-linked payments.

For buyers who’d rather design and build their own villa rather than buy a pre-built one, Modern Spaaces Ivy County takes a different approach entirely. It’s a 50-acre plotted township on Varthur–Sarjapur Road offering 658 serviced villa plots ranging from 1,200 to 4,000 sq. ft., starting at ₹1.15 crore  land with infrastructure and approvals in place, rather than a finished home.

This format suits a specific kind of buyer: someone who wants control over their villa’s architecture, room layout, and construction timeline, and is willing to manage a build rather than move into a completed unit. What to Actually Look For When Buying a Villa

Villa brochures tend to look similar at a glance — clubhouse, pool, green spaces, gated security. The differences that actually matter to how you live day to day are usually further down the spec sheet, and worth checking deliberately rather than assuming:

  • Plot size versus super built-up area. These are two different numbers, and the gap between them tells you how much of your villa is genuinely private outdoor land versus built structure. A villa with a smaller plot but larger SBA is prioritising interior space over garden space, and vice versa.
  • Density per acre. Fewer villas per acre generally means wider gaps between homes, more usable green space, and less shared-wall proximity — even though “density” rarely appears as a headline number in marketing material.
  • What’s actually private versus shared. A private elevator, a private terrace, and dedicated car parking are meaningfully different from access to a shared lift or a common rooftop deck. Read the specification sheet for the word “private” specifically.
